The announcement comes as Slovenia's established health and spa sector continues to record growth. According to the Statistical Office of the Republic of Slovenia, health and spa resorts generated 13% of all tourist overnight stays in July 2026, with stays increasing 2% compared with the previous July. Across the first seven months of the year, Slovenia recorded more than 10.5 million tourist overnight stays overall, up 7% year on year.
The wellness center, measuring 717 m², extends across two floors and was completely renovated in 2023. Existing facilities include six saunas — including Finnish, bio-Finnish, Turkish and infrared options — three jacuzzi pools, a salt room, relaxation rooms, changing facilities, and dedicated areas for body and facial treatments. The center can accommodate approximately 70 guests at a time.
Its location adds a cross-border dimension to the commercial property. Situated beside a busy road at the Slovenia-Italy border, the complex is approximately 10 minutes from both Koper and Trieste. The wider 3,412-square-meter site also provides approximately 50 parking spaces, alongside direct road visibility and access. Because the wellness center is already equipped and has an existing tenant, a buyer would be taking over an established property instead of starting from scratch.
The listing also states that the process of obtaining a permit for medical services is underway. If granted, this could broaden the range of activities accommodated at the site, although any future medical, aesthetic or clinical use remains subject to the necessary regulatory approvals.
